RV Parks and Campgrounds

Turnstone acquires RV parks and campgrounds in the Sun Belt, Mountain States, and select Northeast and Midwest markets. We enhance value by improving operational efficiency with our industry-leading outdoor hospitality property management affiliate, IVEE Group. We also add value through capital investments ranging from facility renovations to ground-up development.

Self Storage

Turnstone develops and acquires self-storage, RV & boat storage, and industrial outdoor storage (IOS) assets, primarily in the Sun Belt. We perform ground-up development and value-add acquisitions in high-growth metro areas and low-vacancy markets with high barriers to entry.

Extended-Stay

Turnstone makes extended-stay hotel investments in markets with underserved demand for short-term housing. Strategies include greenfield development, value-add acquisition, and asset repositioning. Superb execution with market-leading partners drives consistent risk-adjusted returns through cycles as the need for temporary housing continues to rise.

Residential

Turnstone acquires residential land in metro areas with favorable population migration trends. We target attractive assets available at low bases, often due to complex issues requiring expertise, effort, and patience to resolve. Turnstone performs land development and participates in strategic joint ventures with best-in-class homebuilders.

Turnstone develops and executes unique real estate investment strategies that are often event-driven or involve complex or out-of-favor assets.
